The best time to visit Park City is late January through early March if you’re skiing, and mid-September through early October if you’re not — and the price gap between those two answers is enormous. Federal per-diem lodging rates for Park City run $483 a night from December through March and $221 a night from April through November. That’s the same town, the same mountains, at less than half the price. Deciding when to go is mostly deciding which of those two numbers you’re willing to pay.

Winter: mid-December through early April

Park City Mountain averages around 355 inches of snow a year, and roughly half of it falls in the December-through-February window. That’s what makes late January and February the deepest, most reliable stretch of the season. Resorts usually open mid-to-late November on early snow and man-made coverage, but the base doesn’t get genuinely good until the holidays.

Closing dates move with the weather. The 2025–26 season ended April 5 after a warm, thin winter, and March lodging occupancy across Park City fell nearly 25% as a result. If you’re booking a late-season ski trip, book refundable.

The tradeoff is cost and crowds. Christmas week and Presidents’ Day weekend are the two worst-value weeks of the year in Park City: peak rates, peak lift lines, peak restaurant waits.

Summer: mid-June through August

Summer is Park City’s quiet bargain. Lodging drops to the $221 per-diem tier, the alpine trails dry out by Memorial Day, and the town runs a genuinely full events calendar. In 2026 that includes the Park Silly Sunday Market starting June 14, the Deer Valley Music Festival from mid-July through mid-August, Park City Institute concerts at Canyons Village on select nights July 10 through August 29, and the Kimball Arts Festival on Main Street August 7–9.

At around 7,000 feet, summer days sit in the 80s and nights drop into the 40s and 50s. Pack a jacket even in July.

Fall: mid-September through mid-October

This is the sleeper pick. Color starts at the high elevations in mid-September, the lower trails peak around the third week of September, and the high-elevation aspens hit their best in the first week of October. You get summer lodging prices, hiking-perfect temperatures, thin crowds, and gold hillsides. If you have no particular reason to be on skis, this is the best trip Park City offers.

The two weeks to avoid: mud season

Mid-April through early June is mud season. The resorts close, the trails are too wet to hike or ride, and a real share of Main Street restaurants shut down for a few weeks to reset. Rates are cheap because there is genuinely less to do. April’s average daily rate in 2026 fell 15.6% to $390 for exactly that reason. Come in mud season only if you want a very quiet town and a spa.

What most people get wrong: the Sundance advice is now out of date

For forty years, every Park City guide carried the same warning — avoid the last ten days of January, because the Sundance Film Festival takes over the town, triples the room rates, and clogs Main Street.

That advice is dead. The 2026 festival, January 22 to February 1, was Sundance’s final year in Park City. The festival moved to Boulder, Colorado on a ten-year deal starting in 2027, after organizers concluded Park City no longer had the theater capacity or the affordable housing to host it.

The practical consequence: starting in 2027, late January is one of the best-value weeks of the Park City ski season instead of the worst. Same deep midwinter snow, no festival surcharge, no shuttle gridlock, no sold-out restaurants. Anyone still routing around Sundance week is planning against a festival that isn’t there.
